RICS Level 1 / Condition Survey

An entry level inspection undertaken by one of our fully qualified RICS Chartered Surveyors. Suitable for properties of conventional construction normally no older than 10 years. Providing a basic overview of general condition in a standard tick box style report and adopting a clear traffic light condition rating system. A condition rating will be marked against each element inspected allowing for quick and easy reference to any significant or major issues.

RICS Level 2 / Homebuyer Survey

A mid level survey carried out by one of our fully qualified RICS Chartered Surveyors. Suitable for all post war properties of conventional construction and which have not been subject to significant alteration or extension.

The report will highlight any major or significant structural defects along with any high cost maintenance matters. Connected services will also be subject to general visual inspection/assessment.

Adopting the RICS industry template with all building elements inspected being itemised, including a general narrative report summary/overview. This will provide general information on construction type and findings. A traffic light condition rating system will also be marked against each element providing a quick and easy reference for identifying any major or significant issues. The report will also identify any further matters for investigation by legal advisers along with statutory compliance.

RICS Level 3 / Building or Structural Survey

The top level inspection/report carried out by one of our fully qualified RICS Chartered Surveyors. Suitable for all types of residential and commercial property but specifically designed for older dwellings or those of none standard construction such as cob, stone, timber/steel/concrete frame. These surveys are also recommended for Listed buildings and for any dwelling that has undergone significant structural alteration or extension.

A more technically detailed report giving advice upon structures, services, fixtures/fittings, gardens/outbuildings, boundaries, etc. The report will cover both minor & major defects along with any current or future high cost maintenance matters. When defects are identified advice and guidance will be provided into cause, rectification/types of repair along with estimated budget costs for appropriate works. This type of survey will also include a full timber and damp assessment.

A Building Survey is a bespoke report that can be tailored to meet a clients specific needs whether seeking to confirm the viability of undertaking structural alterations, extensions or accommodation reconfiguration.

The report will provide a comprehensive overview of the subject property allowing purchasers to set budgets and make an informed purchase decision.

Abridged Building Survey

An Abridged Building Survey is a shortened version of a Level 3 Building/Structural survey simply concentrating on the key structural elements of the building ie. Roof (structure, coverings and statutory compliance in respect of ventilation, insulation etc), Walls and Floors. This inspection will also include a formal timber and damp survey.

Following the same level of inspection and report format as the more comprehensive Building Survey. Providing structured and technical information about the relevant building elements inspected. Offering a budget friendly survey where purchasers simply wish to be reassured on the key structural elements.

Limited Pre Purchase Inspection

Undertaken by one of our fully qualified RICS Chartered Surveyors. A general visual walk through to identify any major or significant defects and can include a timber and damp assessment. A limited Pre Purchase Inspection can provide the client with either a simple verbal summary or more formal report overview depending upon individual requirements. Verbal appraisals can be conducted on site (in vacant property), face to face in our offices, virtually on line or over the phone. This type of survey provides clients with a tailored service often adopted where very short time frames are being pushed by sellers/legal representatives or in an auction situation where purchases need instant information. These inspections can normally be undertaken at short notice and findings re-laid often on the same day of inspection.

Specific Defect Inspection

Carried out by one of our fully qualified RICS Chartered Surveyors providing a bespoke tailored service to include inspection and report on any individual/specific building defect/s or maintenance and matters of repair. Suitable for home owners and property purchasers alike.

Intended to offer detailed information upon cause, detrimental damage caused and repair requirements. The report will also include estimated budget costs for any associated repairs or maintenance works where appropriate.

New Homes Snagging Survey

An inspection carried out by one of our fully RICS qualified surveyors, undertaken before the buyer takes possession of a newly built property. The purpose of this type of survey is to identify any incomplete, incorrect or substandard building works. The report provides a detailed schedule with photographic reference where relevant to allow owners to refer back to the developer for rectification prior to completion of sale.

Our reports are conducted in accordance with current recognised NHQB (New Homes Quality Board) industry standards.

Schedule of Condition (Not to be confused with a Level 1 – Condition Survey)

Carried out by one of our fully RICS qualified surveyors normally for commercial clients/landlords when buying or renting a property/building. A detailed inspection reporting on the current condition of all individual building elements including fixtures/fittings, decoration etc. A tabular report identifying current maintenance and repair matters and those required within a periodic time frame normally 5 years. A photographic schedule accompanies the report.

These reports can be used with;

  • New commercial tenancy agreements - to form part of the lease agreement signed by both landlord/tenant as true representation of a properties condition as at the commencement of the contract. They can subsequently be used as the reference document upon lease forfeiture/surrender/termination avoiding costly disputes between parties.
  • Building and Estate Management - for both residential blocks and commercial units to allow for maintenance planning and calculation of service charges and forecasted maintenance budgets.
  • Schedule of Dilapidation - In the event of claim by the landlord or tenant the Schedule of Condition Report will form the essential reference document to resolve dispute.
