Bakers Surveyors provide bespoke and personal Block and Estate management services for a select portfolio of clients. Focusing on small-mid sized developments and historic buildings which retain more complex/specialist maintenance and repair requirements.

Our services extend to both residential and commercial clients offering a fully inclusive management package overseeing all associated responsibilities from day to day management to planned cyclical maintenance and repair, collection of service charges, company secretarial duties etc.

Alternatively if you already have an appointed agent or reside in a self managed development and do not retain the professional knowledge or expertise in dealing in all aspects of building management we can offer specific services to resident groups. This can include;

  • Section 20 representation - preparation of statutory notices, tender documentation, selective tendering, material/works specification, tender analysis, contract/project management of appointed works.
  • Service charge and maintenance forecast/budget calculation.
  • Surveying services – specific defect inspection and repair recommendation.
  • Project/contract administration of larger maintenance or repair works
  • Insurance Reinstatement Valuations – ensuring appropriate re-build cover is provided.

Sales and Lettings

Bakers Surveyors can provide bespoke tailored packages in the sale and letting of property/land. Retaining professional links with local land/property agents ensuring full market coverage through all main media platforms.

Our bespoke marketing packages provide a more personable and specialist service when compared to commercial agents and perhaps more suited to individual, unusual or more complex asset disposal.

Property and Land Acquisition

Bakers Surveyors as part of their own in house services undertake private redevelopment/investment of residential and commercial property and land.

We are continually seeking appropriate opportunities and are happy to discuss any suitable prospective properties or sites. This may be in a situation where a property/land owner is requiring a quick sale due to personal circumstance or as a consequence of a collapsed property sale due to a properties dilapidated state of repair or specific survey findings in respect of building defect.

We will also consider speculative re-development opportunities in relation to land or properties where there may be possible future re-development potential partnering with retained investors and developers alike.

We can provide owners with a quick uncomplicated decision/sale allowing for immediate realisation of capital value.

Assisted land/property development

If you have a site which retains development potential but perhaps are not in a financial position to undertake the associated costly planning consultations or simply feel overwhelmed by the requirements of the planning process Bakers Surveyors can work in partnership with owners.

We can create bespoke packages to assist land/property owners, subsidising associated professional works and costs on an agreed deferred fee commission basis, payable upon a successful planning application being sought. This allows owners to unlock and maximise development value with an initial limited financial outlay.

Upon a successful application being granted and a desire by owners for assets to be disposed, Bakers Surveyors can also assist with sales of sites/land through retained investor and developer clients
